# AEO for Brokerages: What Changes When Buyers Ask an AI Instead of Google

A consumer looking for an agent in your market used to open Google, scan a page of blue links, and click two or three. Increasingly they ask an assistant instead, and get one answer with a couple of citations.

That shift has a name — Answer Engine Optimization — and it changes what a brokerage website is competing for. Not a position on a results page. A place inside the answer.

### How it differs from SEO

Traditional SEO optimizes to be *found*. You compete for rankings, and the user does the comparing.

AEO optimizes to be *quoted*. An answer engine reads a set of sources, synthesizes one response, and cites a few. You're either in that synthesis or you aren't, and there's no second page to be on.

Three practical consequences:

**Being comprehensive matters more than being keyword-dense.** Answer engines reward pages that fully resolve a question. A thin page targeting "best realtor Cleveland" is worse than useless now.

**Structure is read, not just styled.** Clear headings, direct question-and-answer formatting, and plain declarative sentences are easier to extract. A page that buries its answer in the fourth paragraph often loses to one that leads with it.

**Citations favor the specific.** Generic claims don't get quoted. Numbers, local specifics, named processes and dated information do.

### What brokerages should actually do

**Answer the questions your agents get asked.** Not "why choose us." The real ones: what closing costs run in your county, how long inspection periods typically take locally, what the transfer tax situation is. These are the questions consumers put to an assistant, and almost nobody in real estate has answered them well on a public page.

**Make your market pages substantive.** Most brokerage neighborhood pages are a paragraph of adjectives and a listings feed. That's invisible to an answer engine. A page that explains how a particular submarket actually behaves — inventory patterns, what buyers trade off, how long things sit — is quotable.

**Put the facts where they can be read.** Office addresses, service areas, agent counts, licensing, hours. Consistent, in text, on the page. Not locked inside an image or only present in a PDF.

**Date things and keep them current.** Answer engines discount material they can't age. A market post from 2023 presented without a date is a liability.

**Write for extraction.** Lead with the answer, then explain it. Use headings that match how people phrase questions. One idea per section.

### What this doesn't mean

It doesn't mean abandoning SEO. Most answer engines still draw heavily on conventional search indexes, so the fundamentals — crawlable pages, reasonable speed, sensible internal linking — remain load-bearing.

It also doesn't mean generating volume. Publishing forty thin AI-written market posts is the fastest way to become the source an answer engine learns to skip.

### The uncomfortable part

AEO rewards organizations that genuinely know something specific and are willing to publish it.

That's harder than it sounds. A lot of brokerage marketing is deliberately non-specific — broad enough to apply to any market, any buyer, any price point. That approach ranked acceptably in a world of ten blue links. It is close to invisible in a world of one synthesized answer.

The firms that do well here will be the ones with real local knowledge who decide to write it down.

If you're thinking through what your website should be doing as search changes, that's the kind of question [a Blueprint](https://www.pickup-studios.com/innovation-blueprint) is built to answer.
